In brief
Renukaiah received six items of ancestral land at Doddamagaravalli in a family partition in 1983, settled in Bengaluru, and in 1990-91 constructed a house on a plot owned by his wife (plaintiff No. 3) at Bengaluru. On 5th August 1993 he sold two of those items (Survey Nos. 186/1 and 186/2A) by registered sale deed to Ziauddin for Rs. 1,45,000, the deed reciting that the land was far from his residence, that he could not look after or improve it, and that he was in financial difficulty; Ziauddin sold to Uddegowda, who sold to the appellant during the suit.…
